When it comes time to sell your home, you might consider making some changes to make it more appealing to buyers.

According to a new analysis by Zillow, paint color should definitely be a change you consider.

What is the best interior paint color to sell a houseAfter analyzing more than 32,000 listing photos of homes that have sold across the US, Zillow came up with a list of the colors that performed the best.

For example, homes that are painted “greige,” a shade somewhere between light gray and beige, tended to sell for $3,496 more than similar homes in brown or tan.

“Color can be a powerful tool for attracting buyers to a home, especially in listing photos and videos,” Svenja Gudell, Zillow’s chief economist, said in a press release. “Painting walls in fresh, natural-looking colors, particularly in shades of blue and pale gray, not only make a home feel larger, but also are neutral enough to help future buyers envision themselves living in the space. Incorporating light blue in kitchens and bathrooms may pay off especially well as the color complements white countertops and cabinets, a growing trend in both rooms.”

Here are Zillow’s findings on what interior paint color to choose (and which to avoid):

Kitchens:

  • Blue (light blue to soft gray-blue): home sold for $1,809 more on average
  • Yellow (straw yellow to marigold): home sold for $820 less on average

Bathrooms:

  • Blue/purple (light powder blue to periwinkle): home sold for $5,440 more on average
  • White/no color (off-white or eggshell white): home sold for $4,035 less on average

  • Red (brick red, terracotta, or copper red): home sold for $2,031 less on average

  • Blue (pastel gray, pale silver to light blue, periwinkle): home sold for $820 less on average

Home Exterior:

  • Gray/brown (greige — mix of gray and beige): home sold for $1,526 more on average
  • Brown (medium brown, taupe, or stucco): home sold for $1,970 less on average

Spring is here!!  Are you getting the itch to redecorate your home?  I am!!!  Spring painting is really the easiest and best way to give your room a face lift without a redo.  And I love to paint! So yeah I get a little excited when I get to paint.  Spring painting can really transform your home to something new and fresh.

When choosing a paint for your home there are some things you need to take into consideration. First you need to consider the room your painting and the type of finish application you want for that room.  The finish selections available are flat, flat enamel/mate, satin/egg shell, low sheen enamel, low luster, semi gloss, medium luster/gloss, and high gloss.  All these options are available from Sherwin Williams’ paints, but be sure to check the finish options out on your brand of paint. More simply the basic finish options are flat, eggshell, satin, semi-gloss and gloss.  Rule of thumb when choosing a finish, areas that will get wet or dirty and need to be cleaned easily, use a satin or higher.  The more sheen the easier to clean.  But keeping in mind that the higher the sheen the more the paint will show imperfections in the wall.  So if you have lots of holes from art work that you took down, you will see those patches easier.   The lower the sheen the more the paint will buff or scratch.  So if you kick the wall, rub against it or get it wet, it may very well show a mark. I prefer satin or eggshell.  If I could say I had a favorite all around paint finish, those would be it!

Another thing to consider when choosing a paint color is the size of the room.  Generally speaking, the darker the color the smaller it will make the room look.  But dark colors are OK in certain circumstances, for example if there is a lot of light in the room and if your trying to make a big impact.  If you accent the wall color with white trim and moldings it will draw attention to the wall and make it pop!

When choosing colors for your home, my rule is to be harmonious. Using the color wheel and keeping your colors within the design compliments will help too.  Make sure your not going from white in one room to navy blue in the next and brown in the next, etc.  It’s best to choose a subtle flow between rooms, especially if its an open concept and don’t have doors between the rooms.  Now if you do have doors and your kids want a pink room or orange room, keeping the paint colors in the same hue value.  What do I mean, well simplest way to explain it without getting too detailed, is if your looking at a paint deck the row of colors across from each other on different swatches are the same tint, tone or shade. Staying within your same tint is best. Top to bottom on a paint swatch is the hue (or colors) value.  The color wheel explains it all very well!  Check out the picture below.  A lot of paint companies will group colors that work well together to make it easier.  If I’ve confused you, and your just not sure, ask your paint pro!

The first consideration when painting is your surroundings in the room.  What colors are in your furniture, draperies and artwork in your room?  As a designer I say, always paint last.  You should pull your colors from your surroundings.  So if you have a favorite pillow or area rug with multiple colors in the pattern, pull your wall color from those colors.  It’s as easy as that!  Some department stores and paint stores will even color match your fabric if you bring the fabric into the store.

OK so if your looking for something different, consider painting your ceiling! Here are some creative tips on ways you can paint your ceiling:

  • Light vs. dark- lighter ceilings generally make the room feel larger, while darker ceilings feel smaller.  Use this factor to create your room’s feel.
  • Paint finish- as mentioned above finish plays a roll in the ceiling as well.  Flat paint is best for ceilings because higher sheen paints can draw attention to flaws. But if your ceiling is in near-perfect condition, an eggshell or satin finish can add subtle reflective quality, especially in dark colors.
  • White walls- if you just want a pop of color in a room, keep the walls white or neutral and paint the ceiling a bold color that is reflected in the room decor through window treatments. throw pillows or other accents.
  • All one color- Using the same color on the walls and the ceiling can evoke a soothing mood, making it a good choice for a bedroom or bath.  It’s a good way to simplify the look of an oddly shaped room or one with a multi-angled ceiling.

If you want to unify the look but still want a little contrast, paint the ceiling a lighter shade of the wall color.  Use a ratio of 80% white and 20% wall color for a light but still colorful ceiling.

First Things First — Is Painting the Right Option?

Before you jump on the repainting bandwagon, make sure your cabinets are good candidates for repainting.

Are they in good condition? Nicks and scrapes are unsightly, but can be repaired in the repainting process. Structural damage, however, is something that will require refacing or replacement.

Sometimes the doors and drawers are too damaged, but the boxes are still in good condition.. In this case, refacing — veneering the cabinet boxes and replacing the doors and drawer fronts, — is the way to go.

If you’re only dealing with chipped paint and aesthetic damage on wooden cabinets, repainting is a good decision.

Choose a Primer

Avoid all-in-one primer and paint products, and take the extra step to prime your cabinets. A water-soluble waterborne paint, like Benjamin Moore’s Advance, is a good choice to prime your cabinets to help the paint adhere.

Choose Oil or Latex

Weigh the pros and cons of oil and latex as you make your paint choice:

  • Latex dries quickly and cleans up easily
  • Oil paints tend to leave you with a firmer and smoother surface
  • Oil paints don’t dry as fast
  • Latex paints take longer to cure completely, leaving them susceptible to damage in the meantime

Both paints will give you a good finish, so it often comes down to preference. If you hire someone to paint your cabinets, they will have a type of paint they prefer to use.

Choose a Finish

Spray or Brush?

Kitchen painting is different from other parts of the house, and in many ways, it’s a more forgiving canvas than that of the bedrooms or living room because you’re dealing with limited wall space. Yet predictably, you pay the price in another way: cleaning and prep work. Let’s take a look at the process in detail.

Kitchen Paint Colors

It’s important to choose your kitchen paint colors wisely and with care since it’s a room that most people spend much time in.

The best kitchen colors tend to have a high visual impact and align with the idea of food and eating. For instance, blue tends to be one of the worst colors for a kitchen because there are few truly blue foods and because research has found that blue dulls the appetite.

Choose Paint Finish – Kitchen Painting

Think of paint finishes as you might the spectrum of colors on a paint fan. Except in this instance, the spectrum isn’t colors but gradations of glossiness.

Matte (flat, non-shiny) at one end; glossy (so shiny you can almost see your face) at the other end.

Which is the best paint finish for the kitchen? Satin and semi-gloss, ranking in the middle of that spectrum, perform best in the kitchen: glossy enough to be wiped down but flat enough to hide imperfections in the surface.

Kitchen cabinets paintingSize up Your Walls – Kitchen Painting

You need to figure out the square footage of your walls so you know how much paint to buy. You will either be:

  • Painting an Empty Room: Usually new-construction, this kitchen is devoid of everything but drywall. Calculate the square footage of each wall by multiplying room height (likely 8 feet) by room length (variable). Then add up all walls to get the total. If you’re having a hard time with this, check out the online calculator linked at the bottom of this article. It’s for tiling, but no matter. Click on Rectangle and pretend it’s a wall instead of a floor.
  • Painting a Finished Room: Usually, a remodel, this kitchen is fully stocked with cabinets, appliances, flooring, etc. Here you’re dealing with far less square footage than in an empty room. Cabinets take up a lot of wall space. One method is to imagine it’s an empty room and buy enough paint to cover all walls as if it were an empty room. The extra paint you have left over is great to save for those inevitable touchups. If you’re tight on money, then you’ll have to take on the painstaking process of calculating the size of all of the little strips, squares, and rectangles of the wall.

Clean Paintable Surfaces

Unless you’re dealing with an empty room with fresh drywall, kitchen walls usually need quite a lot of cleaning.

Assume that areas above and around the stove, oven, and counters need to be attacked with warm water and TSP (tri-sodium phosphate). Door trim probably can benefit from the TSP treatment, too.

Walls more than five feet from the areas mentioned above may need little more than a light dry dusting. Remove dust and cobwebs from the tops of baseboards and other trim with a vacuum and damp cloth.

Tools: Brush, Roller, or Sprayer?

For an empty room, use either a roller or paint sprayer for the walls. For window and door trim, use a brush.

For a finished room, use a roller on the large expanses of wall and a brush for the little strips (i.e., between backsplash and cabinets). Again for window and door trim, use a brush.

You may ask, “What’s with this roller or paint sprayer business?” It’s a coin-toss, often predicated on your own likes and dislikes. In the end, both methods take the same amount of time. Rolling a wall may be slow, but spraying involves considerable prep time. So which is your poison? You choose.

Mask and Cover

For the empty room with no finished floor, you have no work to do here.

Just paint. Paint drips on sub-floor don’t matter; they will be covered up later. If using a paint sprayer, be sure to drape plastic over doors to adjacent rooms so that mist doesn’t travel there.

For the finished room, you’ve got your work cut out for you. Apply masking tape to trim before painting the walls.

Lay a canvas drop cloth on the floor. Drape large objects such as cabinets, appliances, and tables with plastic sheeting or a self-sticking product like Easy Mask Tape & Drape.

Paint

After all that, the actual job of applying paint is relatively easy.
